At Dahl House Design we often get asked if staging really makes a difference when selling a home. In short – it makes a huge difference! But, there is much more to it than our opinion. There are proven studies and statistics that show that staged homes consistently sell faster and for a higher asking price than non-staged homes. Real estate staging is a unique “design to sell” service that enhances the visual and emotional appeal of the home so that it sells quickly and for top dollar.

When we are asked to stage a home that is going to be put on the market, we go evaluate the space. Dahl House Designs looks at all aspects of the home and what spaces we are hired to design. As designers, we focus on staging the home to bring out the best qualities. Often times we can also help minimize problems as well. If the home is vacant, we bring in furniture and accessories to achieve these goals. If the home is occupied, we work with the existing furniture. We often de-clutter, de-personalize, and rearrange what we can. If additional items are needed, Dahl House can also bring in what is needed to complete the staging.

It’s common for people to question why staging is needed. In general, many people have a hard time visualizing. As designers, it’s our job to help them visualize being in the space. This usually requires making the home a “blank canvas.” This way, they can see their own family, pets, furniture, etc. at home in their potential home. Even subconsciously, the potential homeowners experience the home with all of their senses. This means that first impressions and how they feel when they enter the home are huge factors.

Many realtors can speak to the success they’ve had in staged versus non staged homes.

Realtors® believe that buyers most often offer a 1 to 5 percent increase on the value of a staged home (37 percent from Realtors® representing sellers and 32 percent from Realtors® representing buyers). Additionally, 22 percent of Realtors® representing sellers and 16 percent of Realtors® representing buyers said the increase is closer to 6 to 10 percent.
